The strata energy operator

Smarter EV charging — and a lower power bill — for your high-rise

Nilam Energy installs one intelligent controller on your building's distribution board. It powers EV charging for residents while shaving the common-area electricity peak your building pays for every month. One partner, minimal upfront cost.

The building already pays for its energy. We make it work harder.

Most city residents live in strata buildings — where charging an EV has been nearly impossible and the electricity bill keeps climbing. Nilam Energy solves both, on the same switchboard, one building at a time.

The problem

Two problems. One distribution board.

Your building's charging gap and your building's electricity bill are caused by the same thing — finite supply and uncontrolled demand — and both are signed off by the same committee. Nobody has been solving them together.

Residents can't charge at home

  • Most of the charging you need should happen where the car sleeps — but there's nowhere to plug in.
  • Older switchboards can't take uncontrolled charging load, and a supply upgrade is quoted at a price that kills the project.
  • A single charger can take many months to approve — so most owners give up before they even buy the car.

The building is bleeding money

  • Lifts, pumps, ventilation and lighting run continuously — a large, constant common-area load, day and night.
  • Under Malaysia's new electricity tariff, the building's peak demand is now one of the biggest lines on the bill — paid from maintenance fees, argued over at every AGM.
  • EV charging only makes that peak worse — and every other charging company adds to the bill while managing none of it.
The insight

Both problems sit on the same switchboard, are caused by the same constraint, and are approved by the same committee. Solve the first to get in the door — solve the second, and your building's energy just works.

Why now

Two clocks just converged

Demand and supply moved in the same short window — and almost no building has responded to either.

EVs went mainstream

Electric cars are no longer a premium import — the volume buyer now drives an affordable national brand and lives in a high-rise. Their first question isn't range; it's whether the building will let them charge.

Electricity was repriced

Malaysia's commercial tariff was restructured so a building's peak demand is now its largest controllable cost. Every strata building was repriced at once — and almost none has changed anything in response.

Nobody is managing it

Chargers are being sold into buildings everywhere — but no one is managing the building's own energy. The chargers are contested. The building's bill is wide open.

The Nilam controller

One controller. Two loads.

Your building has one electrical supply and a finite amount of spare capacity. Our controller reads it in real time and shares it intelligently — running EV chargers and holding the common-area peak down, at the same time.

NILAM CONTROLLER Live allocation

Real-time capacity allocation & metering

Reads your building's spare capacity continuously and shares it across both loads — holding the peak below the level you're billed for.

Load A

EV charging

Dedicated owner bays and shared visitor points — allocated live, so several bays can run where the board once allowed only one.

Load B

Common-area energy

Lifts, pumps, ventilation and lighting — the peak is shaved and shifted, so your building's monthly electricity bill comes down.

Two loads that used to compete for the same spare capacity — now managed as one.

Capacity allocation

Spare capacity shared live across chargers and controllable loads — the core technology, built and owned in-house.

Verified savings

A locked baseline and a monthly savings report your committee can read out at the AGM — measured, not claimed.

Tariff-aware scheduling

Charging and flexible loads shift into cheaper off-peak windows automatically, so the building pays less for the same energy.

App & dashboard

A resident app for booking, billing and access — and a committee dashboard showing charging and verified savings in one view.

How it works

One partner, from bill review to daily operation

We start with your building's own numbers and stay through every charging session — a single accountable partner the whole way.

Bill review & load study

We read your building's electricity bills and metering to show exactly what your peak costs — and what smart allocation can save.

Committee approval

A ready-made AGM/EGM resolution pack, by-law wording, TNB and ST liaison, and a live demo unit — approval made straightforward.

Install & commission

The controller, metering and chargers installed by Chargeman-certified crews — with a savings baseline locked in for measurement.

Operate & optimise

Round-the-clock monitoring, maintenance we handle, a monthly verified-savings report, and continuous tuning as your load changes.

Fully managed

We own the equipment. You get the service.

Assets on our balance sheet, a simple service agreement on yours. Every building is a long-term operating relationship — not a hardware sale — so we're accountable for the outcome, not just the install.

  • Safe & compliant by design

Certified installation, smart load management and monitoring keep your building's electrical system protected.

  • Simple for residents

Book a bay, tap to charge and pay in the app — transparent per-session billing, no surprises.

  • Open standard, no lock-in

Built on an open OCPP platform, so your building is never tied to a single hardware vendor.

Who it's for

Good for residents. Great for the whole building.

The EV owners get to charge at home. Every owner gets a building that spends less on energy.
